Building Maintenance Manager

Convexity Properties - a DRW Company is a fully integrated real estate investment firm focused on giving value add properties new purpose. We take the lead role on many projects and partner with development and architecture firms on unique retail, residential, commercial and mixed use properties. Notable projects include the Three Arts Club, Viceroy Chicago, 4 East Elm and The Robey Chicago.

The Building Maintenance Manager will be responsible for maintaining the physical integrity of assets included in the Convexity Properties portfolio. This involves ensuring a safe, secure and comfortable living environment for tenants, guests, visitors and staff. 

Key Duties & Responsibilities:

  • Continually monitor condition of Convexity Properties assets and immediately initiate action to correct unsafe conditions, i.e. broken gates, broken steps, open holes, broken/burned out exterior lights, etc.
  • Develop and implement procedures/policies for effective property maintenance
  • Design and implement preventative maintenance programs which reduce the risk of equipment failure and maximize productivity
  • Ensure maintenance contracts are in place for HVAC and other critical operating equipment
  • Meet with third-party contractors to obtain bids for work that needs to be done externally
  • Contract and supervise temporary or third-party staff when extra coverage is needed
  • Perform work area clean-up and safety-related duties
  • Oversee the maintenance of buildings and mechanical systems to ensure required tasks are completed for operational effectiveness
  • Diagnose and perform daily minor and routine maintenance and repairs as needed, including the following:
    • Electrical and plumbing (including water lines)
    • A/C and heating systems
    • Stairs, gates, fences, patios, railings
    • Tile, carpet, flooring
    • Interior and exterior lights
    • Gas fixtures and appliances
    • Shutters, doors, cabinets, windows, sliding glass doors
    • Boiler, gas and electric
    • Door locks and common area locks
    • Ceiling leaks
    • Walls
  • Perform general cleaning of interior & exterior
  • Change locks; make and manage keys
  • Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant; assist in moving abandoned furniture, appliances, etc., to dumpster when necessary
  • Assist in keeping grounds neat and free of litter; rake, sweep, power wash, shovel and snow blow as needed
  • Wear back support belt, safety shoes, goggles, masks, gloves and other safety equipment as required for certain tasks
  • Perform additional duties assigned by Convexity Properties management as needed

Required Skills & Experience:

  • Previous building maintenance experience in a multi-building setting is preferred
  • Previous experience operating a variety of equipment, including snow blowers, various power tools and small hand tools
  • Must be proficient user of work order software and other forms of electronic communication, including text messages, email, mobile device to take/send photos, etc.
  • Effective written and verbal communication skills
  • Proven ability to work well with minimal supervision
  • Ability to prioritize tasks and follow specified procedures
  • Must be flexible to adjust schedule to meet the needs of the team as needed
  • Must have ability to frequently utilize personal transportation to pick up replacement parts and supplies from vendors
  • Must have valid driver’s license and automobile insurance coverage
  • Must be able to occasionally work on the weekends and in the early mornings and/or late evenings
  • Must have ability to occasionally work in poor weather conditions, including cold temperatures, rain, snow, etc.
  • Must be able to work frequently on one’s feet and must be able to frequently perform physical activities such as bending, stooping, kneeling, climbing stairs and ladders, moving equipment, and lifting/carrying items weighing up to 150 lbs

During my internship in Chicago, I built models in python, ones that are still used on that desk today. The next summer, I returned as a full-time trading analyst and picked up right where I left off. I focus on systematic research and the development and execution of new strategies for the foreign exchange (FX) options desk in Chicago.
