WHY THIS ROLE IS VALUABLE
The Manager, Property Tax will assist senior management with oversight of daily tax department operations including but not limited to appeals, A/P, compliance, budget and forecasting, underwriting, project management, and other property-tax-related functions. Assures conformity with procedures and data integrity. Assists with the production of reporting. Able to assume ownership of one or more property tax operations or projects. Trains and directs staff as necessary. Produces reports and provides analytical support in a time-constrained/penalty-oriented environment. This position is based out of Revantage's ofice in Dallas, Texas.
Responsibilities
HOW YOU ADD VALUE
Analysis and Procedures:
- Conduct analysis of real and personal property tax valuations on a timely basis
- Maintain and create client and department reports
- Supervise personal property and compliance administration
- Provide materials to third-party service providers for compliance filings and maintain files
- Verify all mandatory forms are filed accurately and timely by outsource service provider. Primary contact for personal property auditors
- Assist with the creation and review of property tax budgets
- Manage selected client accounts on property tax matters, including: tax analysis, monitoring tax appeals, response to client requests, and consultant management
- Assist with refund management
- Responsible for review and reporting of third-party consultant expense
- Provide analysis and review relating to acquisition projections
- Provide acquisition support including (but not limited to) research using the Internet or other resources, and document review to identify tax issues
- Project leader for acquisition integration into department systems
- Accountable for administering dispositions
- Obtain documentation to close out systems, communicate status to the department and outside consultants, and timely updates to tax databases and work files
- Ensure proper disposition procedures are met
- Research tenant property tax escalation issues as required
Project/Process Leadership:
- Lead the team in change management and administrative projects, including,but not limited to: software implementations, shared file directory organization, and portfolio management on software and database systems (e.g. Inactive/active clients, ownership changes, etc.)
- Provide oversight in the distribution of year-end financial statements, rent rolls, and other data used for analysis
- Reformat financial reports as required for jurisdiction compliance
- Assist with portfolio management
- Ensure all clients' portfolios are correctly reflected in all department systems
- Provide ongoing monitoring of the data for accuracy and timeliness
- Produce reports/analysis of property taxes for a client or Senior Management inquiries
Accounts Payable Management:
- Supervise the integration of accounts payable function of acquisition properties, new third-party clients and/or existing client portfolio changes
- Supervise same for disposition properties
- Conduct the second review of accounts payable packages
- Ensure that real and personal property tax bills being processed by the department are accounted for and are processed timely
- Responsible for including any analysis of variances for management review and addressing any special handling or payment/application requirements
- Develop and ensures uniformity in department accounts payable processing procedures that support reporting requirements
- Supervise and manage documentation for distribution to Treasury, Accounting, auditors, and lease administrators
- Review A/P and Appeal workflows for accurate reports and correspondence
- Ensure that documents are filed timely and accurately
Qualifications
WHAT YOU BRING TO THIS ROLE
Required:
- Bachelor's degree from an accredited college
- Minimum of 7 years experience in basic accounting and financial principles
- Completed Intermediate Property Taxation course(s) or have obtained equal knowledge through work experience
- Knowledge of closing documents, real estate acquisitions, and operations
- Strong organizational skills and be a team player
- Good communication skills, grammar, and spelling skills
- Detail-oriented and easily interact with internal and external contacts on a professional level
- Advanced computer systems knowledge in Microsoft Excel, Word, PowerPoint, Internet applications, and databases
- Able to juggle multiple tasks, be a team leader, and have strong follow-up skills
- Travel may be required
