Cohesion is a leading Intelligent Buildings software solution that is disrupting how buildings operate and how people engage with buildings – from real estate owners/investors, operators, building engineers, to tenants and visitors. Our cutting-edge converged IoT-enabled platform brings together building systems, building software, and business applications into a single portal for web and mobile platforms to forge the path to autonomous buildings. 

We are searching for an Enterprise Project Manager to join our rapidly growing team. This role will report to the Director of Solution Engineering.  We partner with enterprise businesses to provide exceptional experiences in buildings, and we need a person to manage the relationship with these enterprise customers.  We will implement the Cohesion platform at scale, and this role will ensure an orderly roll-out in conjunction with building planners and implementers.  The Project Manager is that steady, level-headed, organized person who knows the state of everything, who needs to talk to whom, and what is about to go wrong before it does.  The right candidate will enjoy a fast-paced environment, working through challenging problems, quickly establishing and maintaining structure, and efficiently delivering value to our enterprise customers.

  • Understand and have experience in Scrum, Kanban, SAFe, Lean, and other Agile methodologies but are not religious about any of them 

  • …And you are really, really good at traditional style waterfall – you know how to plan and execute 

  • Can use data to tactfully and clearly articulate improvement areas and inefficiencies 

  • Thrive in chaos but move progressively toward structure and order in the right places at the right times 

 

What You’ll Do 

Whatever it takes: We have key enterprise customers who need white glove service. This entails building their trust, managing their needs while keeping them focused on agreed upon scope, and most of all, uncovering the key things that are about to slip and keeps them from slipping so we all stay on track – without direction or specific guidance. 

 

Customer Relationships 

  • You will build lasting relationships where you get stuff done based on trust, respect, and a track record of handling concerns efficiently and effectively. 

  • At times the customer will worry and have concerns – you will handle those with a listening ear, facts and data, seasoned negotiation, and genuine concern for the customer’s long term success. 

  • You learn what the customer wants and anticipate it.  You deliver on it.  You learn what concerns the customer and avoid it.  Consequently, you are the customer’s friend and ally. 

  • You can explain a difficult situation so that everyone knows that, no matter how bad it is now, you have things under control and will get a good result. 

 

Delivery Management 

  • You professionally manage projects with a solid Project Management Plan.  You live and breathe it. 

  • You define project scope, goals, and deliverables and you know how to measure and demonstrate their success. 

  • You are savvy at burrowing through enterprise client bureaucracy to stimulate decisio 

  • You have a track record of steering clients toward out of the box capabilities rather than development of custom solutions. 

  • You have methodical way of getting scope locked, managing internal delivery, preparing the client launch activities, change managing change orders, and warranty work. 

  • You know how to work with both customer and internal teams to define, break down, and estimate work.  You know how to build in controls to know when work is on track and when the plan is at risk.  You know the critical path and protect it vigorously. 

  • You know how to manage risk and change.  You anticipate, tactfully escalate, mitigate, and adjust.  You bring the whole team along with you as the challenges are worked through. 

  • You use a network of relationships to collect and disseminate information, build support, and secure buy-in for desired outcomes. 

  • You are a communication hub – you know who needs to know what and get the information to the right place before anyone thinks to ask. 

 

Facilitation Skills 

  • You get people in the room and talk it through.  You own the structure of the conversation and drive to a positive outcome.  You keep the session flowing and on track.  You get results. 

  • You manage conflict.  You know when conflict exists and you create the environment to resolve it in a healthy way where everyone can move forward successfully. 

  • You create conversations that matter.  You tackle the elephant in the room so that it does not jeopardize your project delivery.  Your audience thanks you for it. 

 

Required Qualifications 

  • You are a seasoned and certified Project Management Professional with a track record of delivering large, cross-functional projects at scale with enterprise clients. 

  • You have a Bachelor’s level education that you can relate to the software industry. 

  • You can lead and influence without authority, role, or position. 

  • You are cool and calm in the most critical of situations, you keep your head with everyone, and you are a stabilizing force in any circumstance. 

  • You know how to work across all kinds of teams, technical and non-technical, local and international, internal and business – if there is a group of people, you can lead and facilitate them. 

 

Desired Qualifications 

  • We are real estate/property and IoT people.  You have experience with those sorts of things. 

  • Technical knowledge of IT infrastructure, Networking and system Integrations. 

  • You have grit and get a thrill out of doing whatever it takes to win.  We are a startup, not a smooth, mature corporate world.  We move fast and grow fast.  You do too.
