PROJECT MANAGER, CORPORATE REAL ESTATE

Seeking a Project manager that takes a proactive, user centered approach to building renovation and workplace strategy and its impact to stakeholders. This outcome driven candidate will lead projects in North America including our headquarters campus.

  • Develop relationships with key business unit stakeholders aligning requirements to project brief.
  • Incorporate a change management approach throughout the project process.
  • Develop a vison for a design strategy with supporting guidance on cost and estimation.
  • Review the facilities and base building infrastructure for upgrades to support increased occupancy.
  • Evaluate the capacity of the building to support consolidation and realignment of departments and additional future occupancy.
  • Propose amenities that will support and enhance client engagement.
  • Preserve the historic hallmarks of the brand and its subsequent culturally significant spaces.

SUMMARY:

The project management function specializes in the overall workplace delivery and interior design, overseeing all aspects of the general office aesthetics, and ensuring that all requirements are met.

  • Develop strategies that compliment and support business goals.
  • Provide guidance to architectural design staff to use workplace solutions that enable best outcome for project stakeholders.
  • Uses expertise to provide guidance to others as a project manager or consultant.
  • Requires in-depth conceptual and practical knowledge in own job discipline and basic knowledge of related job disciplines.
  • Acts as a resource for colleagues with less experience.

MAJOR DUTIES:

  • Lead project from an internal client perspective.
  • Coordinate internal stakeholders which includes internal clients, facilities management, global engineering, global security, IT, comms and change management.
  • Develop specific client requirements and establish clear and verifiable expectations.
  • Responsible and accountable for delivery of all new capital build outs from a time cost and quality perspective from inception to completion.
  • Manage implementation of projects, including identification and mitigation of risks and issues.
  • Leverage corporate standards where available in areas such as workplace strategy, vendor agreements, technical standards.
  • Coordinate project requirements and implementation between internal partners (IT, Security, AV etc.).
  • Ensure projects are conducted safely, efficiently and with minimal impact to the business.
  • Ensure that punch lists and project closeouts are handled in a timely fashion, according to bank policy.
  • In conjunction with the team, lead the development of the scope of work and creation of a detailed project schedule.
  • Manage actual schedule and costs against the project estimates. Report significant variances and develop corrective action plans.
  • Review and approve all project payments . Ensure that compliance rules are fulfilled and project records are complete.
  • Communicate effectively with staff and management on status, issues, risks, project goals and objectives.
  • Report on program performance to senior management including highlighting issues, mitigation plans and progress.
  • Work with governmental and nongovernmental jurisdictional authorities for permitting design approval and construction implementation.
  • Execute based on approved funding. Project plans typically include scope, schedule, cost, quality, roles and responsibilities, communication, staffing, risk and issue management.
  • Provide initial budgeting, and through the project cost management and ultimate final account.
  • Accurate forecasting of costs for job completion.
  • Takes a new perspective on existing solutions.
  • Exercises judgment based on the analysis of multiple sources of information
  • Impacts a range of customer, operational, project or service activities within own team and other related teams.

KNOWLEDGE/SKILLS:

  • Technical Skills: Deep knowledge of Project Management and an understanding of facilities implications on implementation and execution.
  • Extensive Project Management expertise for interior construction in multi-tenant buildings, preferably with external qualifications to demonstrate competence and leadership capabilities in multiple markets.
  • Proven track record of delivering complex high profile projects, on time, on budget and to a high quality standard.
  • Experience in financial management of projects; average project is USD $3MM.
  • RFP and contract negotiation experience.
  • Extensive experience in managing vendors with positive results.
  • Able to achieve consistent best practices in project management process.
  • LEED or BREEAM experience preferred.
  • Civil Engineering, Construction Management, Interior Design or Architectural Degree.
  • Requires in-depth conceptual and practical knowledge in own job discipline and basic knowledge of related job disciplines.
  • Applies best practices and how own area integrates with others.
  • Explains difficult or sensitive information; works to build consensus.

The successful candidate will benefit from having the following competencies:

  • 8 - 10 years of construction management experience.
  • Required to travel if needed to project location.
  • Ability to work on both long and short-term projects.
  • Experience in managing teams and concurrent deliverables.
  • Success in building and maintaining relationships including negotiation and change management.
  • Self-motivated, proactive, client focused and results oriented.
  • Acts as a resource for colleagues with less experience.
  • May lead small projects with manageable risks and resource requirements.
