WHY THIS ROLE IS VALUABLE
The role of an AVP in the Valuations & Portfolio Reporting function is responsible for managing valuations and portfolio reporting, including portfolio analytics and property-level performance. This role is the liaison with Blackstone's asset management, portfolio management, and finance teams as well as portfolio companies in order to support the monthly and/or quarterly valuation processes. Furthermore, this role works with external third parties to coordinate appraisals or facilitate valuation reviews. The role requires oversight over the single family rental portfolio. The position will work closely with Senior AVP's or VP's to continue to build out best practice and valuation and portfolio reporting support. This role will be responsible for managing a small team.
Responsibilities
HOW YOU ADD VALUE
- Support the monthly BREIT, quarterly BREP and BPP internal valuation support cycles together with Blackstone and the portfolio companies
- Manage and maintain robust excel based cash flow models
- Build and maintain effective control processes to monitor and track changes in the assumptions of valuation models
- Effectively obtain property-level information from various source systems or portfolio companies in order to routinely update cash flow models with actual leasing or changes in market leasing assumptions, other income, operating expemses, or capital expenditures
- Review and provide critical analysis of changes at the property- or investment-level in order to report on the cash-flow and valuation changes; Investment-level valuation reports include cash flow analysis, capital market assumptions, equity calculations and other metrics in order to assess the current valuation of owned assets
- Oversee the analysis of market conditions from sales comparables and other sources in order to drive assumptions and assess the value of the assets
- Support the entire valuation reporting process with Blackstone stakeholders and oversee revisions to valuation models based on feedback
- Support the third-party appraisal, positive assurance, and audit processes by providing data and responding to questions as they relate to valuations
- Prepare presentations and property-level or investment-level analytics for Blackstone or portfolio companies
- Supervise employees; including but not limited to, overseeing employee work product, career development, time management, etc.
- Assist in ad hoc requests or special projects at the request of the department or at the request of Blackstone or portfolio companies
Qualifications
WHAT YOU BRING TO THE ROLE
Required:
- Bachelor's Degree with a major in Finance, Accounting, or closely related field
- Minimum 7 years of experience in real estate related field such as valuations, financial analysis, accounting, etc.
- Experience managing people
- Real estate knowledge, including broad market fundamentals and financial cash flow modeling
- Drive and desire to learn new technologies and grow technical and functional skill sets
- Strong MS Office skills, particularly Microsoft Excel
- Ability to handle and interpret large data sets quickly and efficiently
- Excellent communication, problem solving, and interpersonal skills necessary
- Ability to multi-task and manage shifting priorities in a fast-paced environment
- Strong attention to detail and ability to work both independently and in a team environment
Preferred:
- Experience with US GAAP and real estate accounting and/or management systems
- Appraisal licensing, MAI, CFA, or CPA
