Job Description
Position Summary
The Director of Market Research and Analytics is a key leader within the Leasing department, responsible for driving the strategic research that supports competitive analyses, leasing collateral, trade area definition, and market trend insights. This role leads cross-functional collaboration among numerous internal teams to deliver actionable insights that informs the positioning, leasing, and development of current and future retail projects. The ideal candidate is a strategic thinker and strong communicator with a deep understanding of retail real estate, geospatial analytics, and market research. This individual brings thought leadership, ensures data integrity, and promotes innovation and consistency across all deliverables and platforms.
Responsibilities

Lead the research function to produce data-driven marketing materials including competitive analyses, demographics, trade area definitions, and custom maps.

Provide timely market insights and analysis of market dynamics, consumer trends, and tenant performance using advanced spatial and demographic datasets to support leasing and development decisions.

Design and deliver location strategy models, property assessments, and market narratives to inform tenant mix and long-term asset value.

Collaborate with internal teams to align research deliverables with business needs.

Maintain the integrity and accuracy of data sets including demographics, traffic counts, and geospatial information.

Develop and maintain internal market analysis tools and dashboards, including data visualizations.

Coordinate with external vendors for proprietary data acquisition and oversee quality control of research inputs.

Support development and refinement of property-specific marketing packages for leasing teams.

Maintain up-to-date marketing content and ensure brand consistency across all platforms.

Qualifications

High school diploma or GED required.
-
Bachelor’s degree required, preferably in geography, urban planning, business, real estate, or a related field.

Master’s degree preferred.

10+ years of experience in market research and site selection for a REIT, major retailer, real estate development or management company, large retail organization, financial institution, or consulting firm.

Proven ability to manage multiple priorities independently; set attainable goals, collaborate with internal and external stakeholders, and meet aggressive timelines.

Expertise in geospatial analytics tools such as ESRI, Alteryx, or similar platforms.

Strong analytical and quantitative skills with the ability to extract actionable insights from complex datasets – particularly those from vendors like Placer.ai – and communicate findings clearly and effectively to both internal and external stakeholders.

Excellent written, verbal, and presentation communication skills.

Highly organized, proactive, and capable of managing multiple initiatives under tight deadlines.

Advanced data visualization proficiency; experience with Microsoft Power BI or Tableau is a plus.

Compensation
Salary type: Exempt
Pay Frequency: Bi-weekly
Annual Base Salary Range: $110,000 - $155,000
Annual Bonus: 30%
