As a Senior Project Manager, you will play a crucial role in leading complex projects from inception through completion and occupancy, delivering exceptional results for our clients. What Your Day-to-Day Will Look Like

Project Management & Execution

Oversee all aspects of project implementation and execution, including planning, budgeting, scheduling, and construction through completion and occupancy. Manage complex projects from conception to delivery, potentially including ground-up construction with pre-construction duties such as programming, design, entitlements, bidding, permitting, consultant selection, design team selection, schedule creation, contractor selection, vendor selection, and ground-breaking. Provide appropriate on-site supervision to ensure project performance criteria are being met.

Financial Management

Establish and manage comprehensive project budgets covering both hard and soft costs. Maintain monthly forecasts and cash flow analysis, prepare anticipated cost reports, and provide construction cost/benefit analysis as required by clients. Ensure accounts receivable are maintained at levels not to exceed planned working capital charges as set by corporate finance, the project team, and/or the Regional Operations Manager.

Stakeholder Collaboration & Client Relations

Collaborate extensively with architects, engineers, client staff, property managers, vendors, internal teams, and external stakeholders to ensure project success. Coordinate and manage external design consultants including architects, MEP engineers, structural engineers, and specialty consultants throughout all project phases. Manage contractor relationships and navigate complex stakeholder environments including retail strategy teams, facility management teams, and executive leadership. Build and maintain strong client relationships, understanding their goals and objectives while managing conflict resolution. Serve as lead relationship manager for strategic alliance clients or as a key resource to multiple client teams, assisting in developing real estate strategy linked to client business objectives.

Technical Coordination & Design Management

Lead technical coordination across all design disciplines, reviewing architectural and engineering drawings for accuracy, completeness, and alignment with client objectives. Facilitate design team coordination meetings, provide constructability input during design phases, and manage the submittal review process. Coordinate value engineering exercises and ensure design intent is maintained through construction. Oversee RFI resolution, change order evaluation, and construction administration activities to ensure technical integration across architectural, structural, MEP, technology, and specialty systems.

Retail Project Execution

Manage the unique challenges of retail environments including construction in occupied spaces, phased construction to maintain business continuity, fixture and millwork coordination, and compressed schedules aligned with store opening dates. Navigate tenant coordination requirements, after-hours work restrictions, and retail landlord specifications. Ensure minimal disruption to customer experience while maintaining project progress and quality standards.

Team Leadership & Development

Provide leadership and guidance to project teams, empowering them to thrive and excel. Support and assist training and develop JLL project team members in firm procedures, methodology, and practices expected for successful project implementation.

Vendor & Contract Management

Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities, and client expectations. Oversee capital improvement and asset preservation programs with design and construction processes at multiple sites through local resources.

Quality & Risk Management

Ensure projects are completed on time, within budget, and meet quality standards. Identify and address areas of concern regarding potential liabilities and risk (fee, reputation, errors and omissions, etc.) to Manager. Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects. Convey acceptable practices and policies to team while making independent judgments related to operating procedures impacting assigned projects.

Culture & Collaboration

Demonstrate highly visible commitment to creating a "one-firm firm" by utilizing cross-discipline teams to meet client needs. Contribute to the development of new product and service delivery ideas for the business unit and the firm. Ensure Manager and/or Regional Manager is fully informed of all projects, internal and client issues affecting the perception of the local, national, and global reputation of the firm.

Required Qualifications

• Bachelor's degree in a related field (Engineering, Architecture, Construction Management, etc.)

• Minimum of 7 years of experience in project management, preferably in the commercial real estate industry

• Proven track record of successfully managing complex projects from inception to completion

• Demonstrated experience managing external design consultants and coordinating multi-contractor environments

• Ability to review and interpret architectural, structural, and MEP drawings

• Strong leadership and communication skills, with the ability to effectively collaborate with cross-functional teams

• Excellent organizational and time management abilities to prioritize and manage multiple projects simultaneously

• Strong problem-solving skills and the ability to make sound decisions in a fast-paced environment

Preferred Qualifications

• Master's degree in a related field

• Experience leading retail construction projects including occupied space renovations, store rollouts, or multi-site programs

• PMP certification or equivalent project management certification

• Demonstrated experience in change management and driving innovation

• Knowledge of construction processes and building codes

• Experience with phased construction, fixture coordination, and compressed retail schedules

• Proficiency in project management software and tools

• Track record managing design coordination and constructability reviews
