Senior Director, National Procurement

Location: Miami, FL (Hybrid 4 days onsite, 1 remote)

About the Role

Opendoor buys, renovates, and resells homes across the country. Every transaction touches dozens of vendors: general contractors, paint suppliers, title and escrow partners, inspection services, materials distributors, and the software systems that tie it all together. As we scale acquisitions and expand our national footprint in new markets, the complexity and strategic importance of procurement is growing fast. We are also growing and evolving our technology and software portfolio and need to ensure Opendoor's rapidly growing AI and cloud infrastructure investments are commercially optimized.


We're looking for a Sr. Director of National Procurement to evolve and lead the team  managing all major contracts relating to Opendoor homes (renovation materials, contractor services, field operations) and indirect spend (technology and AI, professional services and other corporate spend). This person will own Procurement r strategy: consolidating fragmented local relationships into scaled national contracts, collaborating with key partners to drive shared outcomes, while delivering cost savings that flow directly to unit economics.


We are a product company. AI and automation is at the heart of what we do. We expect this leader to bring a technology-forward builder mindset: using data to drive sourcing decisions, automating  and simplifying procurement workflows, and identifying opportunities where AI can reduce friction and or/replace vendor management systems. 

This is a highly visible leadership role that reports into the CFO and works across every team at Opendoor: Operations, Engineering, Legal, IT, and the executive team. 


Your responsibilities will include:
  • Own Opendoor's national procurement strategy and team. Define the roadmap for how Opendoor sources, contracts, and manages spend across both direct categories (renovation materials, general contractors, field services) and indirect categories (technology, AI/SaaS, professional services, corporate spend).
  • Build deep, strategic partnerships with Tier 1 vendors,  establishing shared goals, business review cadences, and performance frameworks that move relationships from transactional to collaborative and create mutual accountability for quality, reliability, and cost.
  • Set a high bar for the procurement team and for the function itself.  Refine and build the policies, workflows, and systems that enable a national, high-volume operation to move with speed and rigor.
  • Make spend data effortless to access and act on.  Build the analytics infrastructure and dashboards that give Finance, business leadership and the executive team real-time visibility across all spend categories, contracts, and vendor performance.
  • Convert fragmented local purchasing into leveraged national contracts.  Lead competitive sourcing processes and negotiate national agreements with materials suppliers, general contractors, AI platform providers, and SaaS vendors, consolidating vendor fragmentation to drive cost savings that flow directly to unit economics.
  • Develop market-level supply strategies that support growth. Build sourcing plans that account for regional cost variation, purchase commitments, contractor capacity, and seasonal demand patterns, ensuring supply availability never becomes a constraint on acquisition pace. Own procurement's contribution to the P&L and present trade-offs clearly to the CFO, COO and executive team.
We're looking for teammates who have:
  • 12+ years in procurement or strategic sourcing, with leadership across both direct and indirect spend, and a track record of building partnerships that outlast any single contract cycle.
  • Experience optimizing a procurement function: you know how to take a team and a toolset that's in place and make both meaningfully better
  • A technology-forward operating style: you use data, automation, and AI tools to run procurement. Hands-on use of AI tools (Claude, ChatGPT, Copilot) to improve workflows and automate processes.
  • Deep experience negotiating strategic national contracts across direct spend (general contractors, materials suppliers, field services) and indirect spend (technology, AI platforms, professional services), with a focus on shared outcomes, not just unit price
  • Strong financial acumen: you understand unit economics and the P&L impact of procurement decisions, and can present trade-offs clearly to a CFO and other key stakeholders.
  • Familiarity with procurement and spend management platforms (e.g., Ramp, Coupa, Ariba, Zip) and a point of view on how to get more out of them
  • The executive presence, communication skills, and cross-functional credibility to work daily across Ops, Engineering, Finance, Legal, and IT
Bonus Points:
  • Real estate, proptech, or home services background.  You understand renovation supply chains, contractor relationships, and how procurement decisions ripple through transaction economics
  • Experience with Ramp 
  • Experience with NetSuite
