Path Construction is seeking a Director of Development to lead the execution and evolution of the company’s development and new construction strategy. This role will oversee the sourcing, evaluation, and delivery of development projects across key markets including Illinois, Tennessee, North Carolina, and Arizona.

Path Construction is a rapidly growing general contractor headquartered in Arlington Heights, IL, with projects and offices throughout the country. Founded in 2008, Path provides a wide range of construction services across diverse sectors including healthcare, higher education, multi-family, hospitality, retail, self-storage, senior living, transportation, water and waste treatment, convention centers, laboratories, correctional, and institutional projects.

Duties for the Director of Development include:

  • Lead and refine the company’s development strategy, aligning initiatives with overall business growth objectives
  • Identify, source, and pursue new development opportunities across target markets
  • Oversee the evaluation and underwriting of development opportunities, including financial modeling and risk analysis
  • Direct the preparation and review of pro-formas, ensuring financial feasibility and alignment with return targets
  • Partner closely with executive leadership and finance to structure and secure project financing
  • Oversee the pre-entitlement and entitlement process, ensuring timelines and budgets are met
  • Provide strategic oversight of development budgets, schedules, and execution performance
  • Lead or support negotiations of contracts, term sheets, loan documents, and joint venture agreements
  • Manage and mentor development team members while coordinating cross-functionally with construction, finance, and operations teams
  • Oversee third-party consultants across all phases including site selection, entitlement, design, financing, leasing, and disposition
  • Develop and execute capital sourcing strategies, maintaining relationships with equity partners, lenders, and institutional investors
  • Build and maintain strong relationships with brokers, landowners, municipalities, and other key stakeholders to drive pipeline growth

Requirements
  • 8+ years of real estate development experience (with progression into leadership responsibilities preferred)
  • Strong experience across asset classes such as multifamily, healthcare, education, or industrial development
  • Demonstrated experience leading projects from concept through completion
  • Advanced proficiency in real estate underwriting, financial modeling, and development finance
  • Proven ability to manage complex deals, stakeholders, and timelines
  • Strong leadership, communication, and relationship-building skills
  • Highly analytical with strong decision-making capabilities
