A day in the life

Prologis is seeking a Essential Operations Associate for its Prologis Essentials business who will be instrumental in continuing to grow and support the Prologis Essentials platform. We are looking for a vital team-player, who will play a key role in supporting the operations and product teams in driving visibility, efficiencies, growth, and strategy while also assisting with exciting new product development. The ideal candidate will be ambitious, entrepreneurial, creative, forward-thinking, and a well-rounded analytical problem solver ready to thrive in an exciting startup environment.

Key responsibilities include:

Leading the structuring and execution of complex deals across the Essentials business while building scalable processes, systems, and AI-enabled workflows that support rapid growth.

Deal Structuring & Pricing Strategy

  • Own the analysis and structuring of complex, multi-product deals—ensuring pricing, underwriting, and contract terms align with margin targets, risk frameworks, and strategic objectives.
  • Continuously refine pricing models (e.g., D2M racking, bundled solutions) for consistency, competitiveness and profitability.

End-to-End Deal Execution

  • Drive deals from intake through close—developing proposals, managing approvals, and ensuring accurate contract execution.
  • Serve as a strategic partner to Sales, providing guidance on deal positioning, trade-offs, and execution strategy.
  • Support execution of key initiatives and ad hoc projects to enable the business to scale efficiently

Cross-Functional Leadership

  • Act as a central connector across Sales, Legal, Finance, Product, and IT. Influence stakeholders, manage external financing partnerships, and support deal execution at a national scale.
  • Manage external financing partnerships and maintain strong relationships with internal and external stakeholders
  • Provide informal leadership within Deal Desk, including onboarding, mentorship and knowledge sharing.

Systems & Process Ownership (CLM + Operations)

  • Own and scale deal workflows through systems such as CLM and CRM. Define requirements, partner with IT and Legal on implementation, and ensure data integrity, reporting accuracy, and operational efficiency.
  • Observe and evaluate operational needs, identifying opportunities to improve processes, increase visibility, and drive efficiency across the business
  • Build and maintain positive relationships with colleagues, customers, partners and facilitate the continued integration of Prologis Essentials into our real estate business.

Data, Automation, AI & Scale Enablement

  • Identify and implement opportunities to automate deal desk workflows. Leverage AI tools and agent-based solutions to improve proposal generation, underwriting, approvals, and data workflows—driving faster cycle times and increased deal throughput.
  • Perform data analysis and develop new metrics, benchmarks, and insights to uncover opportunities for growth, efficiency, and cost savings

Building blocks for success

Required:

  • Strong commercial & financial acumen with 4+ years of experience in deal desk, finance, sales operations, or related fields with a focus on deal structuring, pricing, or underwriting
  • Strong financial modeling and analytical skills with the ability to evaluate complex deal structures, pricing, and margins
  • Proven ability to independently manage end-to-end deal execution in fast-paced environments with tight timelines
  • Experience influencing and collaborating with cross-functional stakeholders (Sales, Legal, Finance, Product, IT)
  • Systems-oriented mindset with experience using and improving CRM/CLM platforms (e.g., Salesforce) to drive efficiency
  • Experience or strong interest in automation, AI tools (zappier, Claude, chatgpt, etc), or scalable workflow design to enhance deal execution
  • Dedicated to the team’s success and openly willing to contribute to the needs of the team whenever vital; strong time management skills required alongside work schedule flexibility.
  • Open to occasional business travel as needs instruct.

Preferred:

  • Bachelor’s degree in Finance, Accounting, Business, or a related field
  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes. 

Hiring Salary Range of: $104,800-$131,000. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
