Job Description

Position SummaryThe Senior Director of Big Box Leasing is responsible for identifying, negotiating, and executing leasing transactions with big box and outparcel retailers across the portfolio, including both enclosed mall and freestanding locations. This role develops and maintains strong relationships with national, regional, and local retailers and brokerage partners while leading deal negotiations and structuring lease agreements. The position works closely with the property leasing and development teams to evaluate opportunities and execute transactions that enhance property performance.Responsibilities
  • Lead the execution of big-box and large-format retail leasing across the portfolio, managing complex deals from prospecting through lease execution.
  • Establish and maintain strong relationships with retailers through cold calls, ICSC or trade shows, and appointments at retailer home offices.
  • Maintain an up-to-date database of vacant properties and available retail space, identifying opportunities for timely leasing.
  • Structure, negotiate, and finalize ground leases, build-to-suits, and large-format retail leases.
  • Prepare, proofread, and analyze financial returns for individual deals to ensure accuracy and alignment with company standards.
  • Coordinate leasing activity with internal and external stakeholders to ensure seamless deal execution.
  • Collaborate with development and construction teams to assess property conditions and the feasibility of constructing buildings on available land or space.
  • Other duties as assigned.

Qualifications          

  • High school diploma or GED required.
  • Bachelor’s degree required, preferably in Real Estate, Finance, Business Administration or a related field.
  • 7 to 10 years of leasing experience with institutional retail portfolios specifically in big-box and large-format tenants; redevelopment leasing experience is a plus.
  • Demonstrated ability to structure and execute complex retail lease transactions, including large-format or big-box tenants.
  • Strong written and verbal communication skills, with the ability to effectively interact with retailers, brokers, and internal stakeholders.
  • Ability to carefully review and analyze lease documents and lease agreements with strong attention to detail.
  • Self-starter with a proactive approach to prospecting and relationship-building with tenants, retailers, and brokerage partners.
  • Proven ability to influence and collaborate across cross-functional teams and external partners.
  • Strong organizational and analytical skills, with the ability to manage multiple deals and priorities simultaneously.
  • Proficiency in Microsoft Office Suite required; experience with Yardi and Salesforce preferred.

Compensation

  • Salary type: Exempt 

  • Pay Frequency: Bi-weekly

  • Annual Base Salary Range: $180,000 - $230,000

  • Annual Bonus: 50%
