Job Description

Position Summary

The Director, Infrastructure & Capital Planning plays a key role in supporting the long-term performance, reliability, and value of the company’s shopping center portfolio. This role provides strategic oversight of infrastructure asset management, capital planning analytics, and portfolio-wide data governance to help ensure capital investment decisions are informed, consistent, and aligned with business priorities. By partnering with internal cross-functional stakeholders, the Director helps create a comprehensive view of infrastructure needs across the portfolio and supports proactive, data-driven planning. This leader is instrumental in strengthening operational insight, improving capital planning discipline, and supporting the company’s ability to preserve and enhance its physical assets over time.

Responsibilities

  • Develop, maintain, and continuously improve portfolio-wide infrastructure databases and asset inventories.

  • Establish standards for collecting, organizing, updating, and validating building systems information across the portfolio.

  • Monitor and analyze infrastructure asset performance across key building systems such as roofing, HVAC, vertical transportation, parking structures, paving, electrical distribution equipment, emergency power systems, and life safety systems.

  • Support development of short- and long-term capital investment planning by analyzing portfolio-wide operational and infrastructure data, developing multi-year capital forecasts, and identifying investment priorities.

  • Create dashboards, reports, and executive summaries that translate infrastructure data and capital planning insights into clear, actionable recommendations for leadership.

  • Utilize AI-enabled tools and advanced analytics platforms to evaluate infrastructure performance and capital investment opportunities.

  • Identify opportunities to automate and improve data collection, validation, reporting, and related portfolio management processes.

  • Provide operational guidance and technical assistance to assigned properties and regional teams as needed.

  • Serve as the subject matter expert for assigned building systems, providing technical guidance, standards, and strategic oversight across the portfolio.

  • Conduct periodic property inspections to validate infrastructure data and assess asset conditions.

  • Support special projects and other duties as assigned.

Qualifications          

  • High school diploma or GED required.

  • Bachelor’s degree in Engineering, Facilities Management, Construction Management, Real Estate, Business, Data Analytics, or related field preferred.

  • Minimum of 5 years of experience in commercial real estate, facilities management, property operations, engineering, construction management, or related field required.

  • Demonstrated understanding of commercial building systems, infrastructure lifecycle management, and capital planning required.

  • Advanced proficiency in Microsoft Excel and experience with business intelligence tools such as Power BI or Tableau are required.

  • Familiarity with AI-enabled analytical tools and emerging technologies applicable to infrastructure management required.

  • Strong project management, organizational, communication, and analytical skills required.

  • Ability to effectively communicate both in writing and verbally, to supervise, train and direct property teams and contracted services across multiple projects required.

  • Proficiency with property management technology platforms and energy management systems required.

Travel

  • Approximately 30-40% travel required.

Compensation

  • Salary type: Exempt 

  • Pay Frequency: Bi-weekly

  • Annual Base Salary Range: $110,000 - $160,000 

  • Annual Bonus: 25%
