Your Challenge
EXP is currently searching for a dynamic Project Manager for our Science and Technology team in Chicago.

This candidate will be responsible for the complete management, and supervision of the construction process. Independently manages and supervises all aspects of the project, including subcontractors, vendors and company personnel. Serves as the construction expert during design preparation, supporting the design effort as required. Also serves as the company representative to the project team during construction.

 

Your Responsibilities

  • Coordinates the estimating, purchasing, engineering, accounting, cost, and construction functions as they relate to the completion of the project under his/her direction.
  • Manages and oversees that the master progress schedule dates and times for owner decision, availability of design information, procurement of materials and subcontracts, lead times for fabrication, and field installation.
  • Manages, establishes and maintains effective relationships with the owner and Architect.
  • Meet at regular intervals, or as required, with the Owner and Architect for the purpose of reviewing all aspects of the project.
  • To keep client currently advised on the status of the budget.
  • Be available to the Owner and Architect for advice and counsel.
  • To manage, through the complete knowledge of the general contract and subcontract documents.
  • Oversees all the drawings and specifications are examined for suspected design deficiencies, impractical details and code violations and bring them to the attention of the Architect. A personal review is recommended.
  • Oversees those individuals, whose functions require knowledge and understanding of the general contract and subcontract requirements, receive and understand the information.
  • Manages, establishes and monitors the administrative procedures for the project.
  • These procedures are to conform to established policies and procedures of exp.
  • Manages the input of selection of personnel, organizes and trains the field and office staffs in relation to the project.
  • Oversees individuals and his supervisor are aware of, and have a common understanding of, the individual’s functions and responsibilities.
  • Manages the function of informing and assuring that all requirements of insurance, safety, labor relations, Equal Employment Opportunity and taxes are met.
  • Oversees that applications for payment are properly submitted, payment promptly received, and funds are properly disbursed.
  • Manages the entire progress of the projects, its financial status, and current Owner-Architect relations while keeping Executive Management informed of such.
  • Recognize the need to seek the assistance and the counsel of exp staff personnel when necessary.
  • Oversees and manages the continued development of assigned staff by the use of performance evaluations, varying assignments, and promoting positive project morale.
  • Manages and produces progress schedules through regular updates according in relation to the collaboration with the project Superintendent, while overseeing that everything feasible is done to meet the required deadlines.
  • When accounting is necessary at the job site, the Project Manager will the work with the project accountant.
  • Oversee that all subcontractors obtain all necessary permits for temporary construction. These include such permits as required for sidewalk bridges, sidewalk sheds, sidewalk closings, canopies, etc.
  • Oversees all insurance requirements of the company and subcontractors are satisfied prior to starting the work and during the term of the project.
  • Manages and coordinates the preparation of regular and special reports for job meetings, and attends the same.
  • You must manage the communications to inform the appropriate personnel as to changes made in the field so that such changes may be covered by general contract change orders and subcontract change orders and properly incorporated in the work.
  • Manages through review and approvals of monthly estimates of work completed, payrolls, material invoices and all other disbursements.

 

The Skills and Knowledge You Bring

  • Bachelor’s Degree in either Civil Engineering or Construction Management Or equivalent work experience
  • 15+ years of construction project management experience required.
  • Background in Industrial, H and I occupancy facilities, Manufacturing, Pharmaceutical, Life Science products/materials, Science and Technology research facilities, cleanrooms, Start-up and Commissioning, Validation procedures including IQ, OQ, and PQ is a plus.  

The salary range for this role is $150,000 to $200,000. Actual compensation will be determined based on a variety of factors, including but not limited to the candidate's skill set, experience, certifications, and geographic location. Compensation may vary by location due to differences in the cost of labor.
