Reviews commercial real estate appraisals, evaluations, BPOs, and CMAs for accuracy, methodology, and compliance. Independently tests value conclusions, analyzes income properties and construction projects, identifies deficiencies, recommends values across loan stages, and presents concise findings to investment, asset resolution, and credit review committees. The role also recommends additional due diligence and supports valuation decisions involving distressed, foreclosed, and REO properties.
Overview
- World Business Lenders (WBL) is a privately held portfolio lender specializing in real estate-secured business loans for underserved businesses. WBL operates with a fully remote, multinational workforce and an experienced executive leadership team.
- Collateral spans U.S. markets, from primary metros to tertiary and rural locations, so this role must form defensible value opinions in markets the reviewer may not know firsthand.
- Typical schedule is 9:00 AM to 6:00 PM Eastern Time, Monday through Friday, with additional hours as committee timing and business needs require.
What You'll Be Doing (Core Responsibilities)
- Review appraisals, evaluations, BPOs, and CMA’s for accuracy, methodology, and compliance with USPAP and the Interagency Appraisal and Evaluation Guidelines; return deficient reports for correction.
- Test value conclusions against independent market evidence (MLS, public records, CoStar, broker reports) in any U.S. market.
- Flag weak comparables, unsupported adjustments, stale data, math errors, and unreasonable extraordinary assumptions or hypothetical conditions.
- Analyze income property: rent rolls, operating expenses, NOI, cap rates, and discounted cash flow (DCF) assumptions.
- On construction and development loans, compare budgets, draws, and completion status against as-complete value conclusions.
- Recommend a value for each relevant premise (as-is, as-complete, as-stabilized, disposition) suited to the loan’s stage: origination, performing, default, workout, or REO.
- Write concise findings and present recommendations for Investment, Asset Resolution, and Initial Credit Review.
- Recommend added work when information is insufficient: new appraisal, inspection, environmental, or engineering report.
Requirements
- Education
- Bachelor’s degree in real estate, finance, economics, business, or a related field.
- Required Experience
- 5+ years in appraisal, appraisal review, collateral valuation, underwriting, or asset management, the majority on commercial collateral.
- Hands-on commercial and income-property valuation or review experience; residential review experience is a plus.
- Working knowledge of the sales comparison, income, and cost approaches, and of USPAP.
- Experience with distressed, foreclosed, or REO property.
- Strong Excel, writing, and presentation skills, and the confidence to challenge unsupported conclusions.
- Preferred Background / Industry Experience
- State Certified General or Certified Residential appraiser credential or progress toward Certified General.
- A professional valuation designation, or active candidacy for one, such as:
- AI-GRS (General Review Specialist, Appraisal Institute), the designation focused on commercial appraisal review
- MAI (Appraisal Institute), for commercial and income-producing property
- MRICS (Royal Institution of Chartered Surveyors)
- ASA (American Society of Appraisers), Real Property
- CCIM (CCIM Institute), for commercial investment analysis
- ARA (American Society of Farm Managers and Rural Appraisers), for rural and agricultural property
- AI-RRS or SRA (Appraisal Institute), for residential review and valuation
- Commercial appraisal review experience at a bank, portfolio lender, or private credit fund.
- Familiarity with construction and development projects and the cash flow-based analysis used to value them.
Key Performance Measures
- Accuracy of recommended values against subsequent sales and recoveries
- Material deficiencies caught before funding, workout, or disposition decisions
- Review turnaround time and consistency with WBL standards
- Quality of written findings and committee presentations
- Growth into independent review of complex commercial and development assets
